PROPERTY MANAGEMENT


Our Property Management Services are customized to meet each owners specifications and expectations. Our management responsibilities include the following services and more.

Preparing to Rent

  • Prior to renting, we'll inspect the property to be rented with the owner.
  • We'll discuss all repairs or liability concerns that need to be repaired or replaced, prior to renting and determine the fair market rent value of the rental property.
  • Our team will handle marketing and advertising the property for rent.
  • We'll coordinate all maintenance required by tenants. Maintenance plans are customized per owner.

Tenant Placement & Rent Collection

  • Our team will show each rental space to potential tenants.
  •  Run credit, income verification and personal background checks on potential tenants - we are devoted to our clients and diligent in tenant screening.
  •  Handle all aspects of lease preparation and execution.
  •  Secure owners approval on potential tenants (optional).
  •  Collect first month rent and security deposits.
  •  All security deposits will be deposited into an escrow account and we will handle monthly rent collection.
  • We'll distribute net income to our owners in a timely fashion.
  • We can advise owners on service animals and emotional support animals.

Tenant Management

  • We'll coordinate all maintenance required by tenants. Maintenance plans are customized per owner.
  • We'll work directly with tenants who are in arrear on their rent payments. 
  •  Handle evictions when necessary, notifying tenants with quit notices, maintaining accurate and complete transaction records.
  • File legal paperwork with the District Justice and appear in court on behalf of the owner. 
  •  We'll complete inspections of each rental space, (per exit policy) after the tenant has exited the property.
  •  Our team will reconcile security deposits after exiting.

Additional Services

Customized solutions for all your needs


  • We're happy to recommend rental increases to owners as needed and/or perform periodic interior and exterior physical inspections on your behalf.
  • We offer preventive maintenance programs based on your needs.
  • If needed we can be present to meet Township, Borough or City Inspections personnel, representing the property owner.
  •  We can deposit net income from all rental units into owners bank accounts or mortgage accounts.
  • If needed our team can provide power of attorney for owners / estate of the rental property.
